Real Estate Mortgage Investment Conduits (REMICs) principally hold or invest in:

The correct answer is C. A Real Estate Mortgage Investment Conduit (REMIC) is an entity used to hold a fixed pool of qualified mortgages and issue interests to investors.

IRS guidance describes a REMIC as an entity formed for the purpose of holding a fixed pool of mortgages secured by interests in real property. It can issue regular and residual interests, and the regular interests are generally treated as debt instruments for federal tax purposes.

REMICs are therefore associated with the mortgage-backed securities and secondary mortgage markets, rather than direct ownership of individual homes or apartment buildings as operating real estate.

This is distinct from a Real Estate Investment Trust (REIT). A REIT can invest in income-producing real estate or qualifying real-estate assets, while a REMIC is specifically structured around pools of mortgage obligations.

Understanding mortgage pooling helps explain how mortgage lenders can obtain liquidity and transfer mortgage-credit exposure into broader capital markets.
